Most Popular Styles of Modular Home

One of the best advantages of modular home is its variety of styles. Home owners are sometimes in dilemma when shown the pictures of model homes.

Five Styles of Modular Home

There are about seven styles for modular homes available for home owners. And here we are sharing the most popular styles of modular homes.

Ranch Style Modular Home

Also known as tRanch Modular Homehe rancher or the rambler, ranch style modular home originated here in the United States. Characteristically, it is only one story tall and is usually either an asymmetrical rectangle or an ‘L’ shape, with minimal exterior decoration.

This style is found in warmer areas because their short roofs can’t stand with a heavy snowfall. The best thing about the ranch modular home is the fact that it cost lesser and modular additions are easy to attach with it. Check out the ranch modular home floor plans in our website.

Two- Story Modular Home

A two- story modular home is unique in its own way. It is the style that credits limited area for wide home expansion. Instead, it enlarges the house upward. This is why it is best for a growing family living in a limited space.

Typically, a two- story modular home has its bedrooms in the second floor while the living room, kitchen, and dining room are located in the bottom floor.

Cape Cod Modular HomesCape Cod Style Modular Home

The Cape Cod style modular home is the opposite of ranch modular home. It is good for areas with colder climates because of its sharply inclined roof.

Cape Cod style features an exterior usually covered with shingles, windows with shutters, and dormers, and usually has an attic for storage or additional floor. This style is most common in Northeastern area of America.

Colonial Style Modular Home

Colonial Modular Home

When you have a wide land and wanted a more spacious prefab home, the colonial style modular home is recommended to you. This style is at least two-stories high and highly enticing.

One way to recognize and differentiate this style from the others is their great white columns and their beautiful front porch. Most colonial modular homes have porches that envelop the house.

Modern Modular HomeModern Modular Home

Good bye, classic and conservative style modular homes. Modern style is definitely in and one of a kind. Its cutting- edge and almost weird look and placement suggest that it no limitations. Manufacturers allow the most amount of customization when constructing the modern modular home. Generally, steel frame are used, which makes the room larger, and allows the entire walls or ceilings to become your windows.

Whatever style you want for your modular home is okay as long as you are happy and you feel at home in your house. The style of your home is also a reflection of what kind of owner it houses.

Buying Mobile Homes vs. Modular Homes: Which is Better?

Because of the demands brought by socio- economic consequences, mobile homes and modular homes are clearly popular. These kinds of houses are most liked by people who have minimum or average monthly salary or those who salary is not enough to build a traditional home. Both types of houses have gone far to be cost friendly and fashionably modern. Mobile Homes vs. Modular HomesWhen buying a modern home, many owners are torn between mobile homes and modular homes because both type of homes price savvy, energy efficient and innovatively designed. So here are the tips to help you decide which type of home is worthy to be bought.

Cost of Mobile Homes vs. Modular Homes

Both mobile homes and modular homes lower compared to the traditional home. Their price quotes are often base prices, which generally does not include the cost for site preparation, foundation, and other utilities for your home. Interestingly, mobile homes have a much lesser price compared to modular homes because of its simpler and limited design. Always remember that the price of your desired home depends greatly in different factors such it’s size, type and location. You just have to discuss with your general contractor about the home you wish to have to determine the exact cost you’ll be paying.

Financing of Mobile Homes vs. Modular Homes

Financing a mobile home or a modular home can be overwhelming especially when you don’t own the land. In that case there are banks which can help you. For the mobile home, you will find a loan with a higher interest rate if you’re planning to have it on a leased land. And for the modular home you will be undergoing almost the same process. Financing a modular home starts with a construction loan and once it is completed, it will be converted to a mortgage loan.

Construction of Mobile Homes vs. Modular Homes

Mobile homes and modular homes are both made in an indoor and controlled site. They only differ in the rules and regulations they follow in order to build them. Mobile homes are constructed according to the US Department of Housing and Urban Development code, which sets standards for how well the home will perform. On the other hand, modular homes are built following the building codes set by each state or locality. These codes evaluate and monitor what materials are used in modular homes, and they have equal effects on the quality of a home.

When going for an educated decision in buying a home, these key points guide you on what type of modern home to buy. Whether it’s a mobile home or a modular, you need to remember that your home should give you the feel of a home once it was completed.

Why do we need this modular advantage?  Why are the benefits of having the modular advantage important? There is a competitive avenue for having a modular infrastructure today. Modular homes and buildings are built to answer the demands of the changing environment, which gives an edge whenever transformation is needed.

Importance of Modular Advantage

Modular Advantage

Modular home builders give your home a superior quality and great visual appearance that could lead to a high resell value later on. With the modular advantage, you are guaranteed to have less construction costs, compliance to standards, freedom to customize the home, and safety.

Modular Advantage: Faster Work, Reduce Expenses

With the modular advantage, you are assured that there is faster work and reduced cost of expenses. Dozens of craftsmen are working to complete the modular home and the general contractor sees to it that the materials are efficiently used, which then give lower capital and reduce expenses. Transportation costs of your modular home is lowered as it can be strategically placed in a location near your home site. Thus it ensures faster construction even if there is less labor and lower cost of materials.

Moreover, the construction of a modular home in the factory does not disrupt or stop the construction of your home’s foundation. This then suggests that usually modular homes are completed in a matter of 6 – 8 weeks.

Modular Advantage: Adheres to Standards

Just because modular homes are built with low material costs and less construction time doesn’t mean it violates building codes. Modular home builders are required to build the building or your home in accordance to the national, state, and local building codes. He should check if the materials are high quality, efficient and long lasting. Also, a general contractor must understand that each building code differs with each location.

Modular Advantage: Customizable Home

Contrary to the common belief, one of the modular advantages is having a home with your own design. Many modular home builders give their customer the freedom to customize their house. You can add color to your home by modifying the exteriors and interiors of your home. Additions of decks, porches, and even a second story are now possible. Changing your shingles ‘color adds persona to your home. You can also give a twist to your yard by having a beautiful landscape. Thus, you can customize your home with endless possibility.

Just remember to inform your modular home builder about your wish to customize your home so you will be guided accordingly.

Modular Advantage: Safety

The construction of a modular home is done indoors, and under a controlled process, avoiding the delays brought by extreme weather conditions. Its building process is also made while requirements to the site’s civil and facilities engineering are accomplished. This then gives a faster and less disruptive work environment for craftsmen.

There are lesser construction accidents since general contractors see to it that they comply with the safety standards. Safety risks are also lower because there are less workers on the job site.

Modular Home Customization: HVAC and other Utilities

We have already known that modular homes can be built with endless possibility because of the modular home customization process. We also talked about the customization of its exterior and interior features. It seems complete that we just need to put the finishing touches.

Things To Consider During Modular Home Customization

Modular Home CustomizationHowever, modular home customization must not only be limited to the exterior and interior designs. A home owner must also discuss about the Heating, Ventilation and Air – Conditioning (HVAC) and other utilities such as water and electrical system. Often these things are forgotten and overlooked in the process. Giving attention to them could save time.

Modular Home Customization: HVAC

A modular home is more air- tight, meaning is better in retaining temperature, than the traditionally- built home. However, it traps more air and gives lesser fresh air to your home, which will cause must and mold. Having an air vent in every room, especially those where condensation builds up and causes damage to water, is suggested to prevent these problems. Your heating and cooling system should be done by zones and should have an automatic timer. Fees for the installment of air vents may depend on your manufacturer and/or general contractor.

Modular Home Customization: Electricity System

Modular Home CustomizationModular homes are often associated with electrical outlets appropriately placed in different, convenient locations. They are installed inexpensively even if you require a lot of them throughout your home. However you must inform your general contractor if you wanted to have a security system or any custom electrical system so they will know how much wiring will be needed. Also tell your contractor if you wish to have the below- ground electricity. Knowledge of the material’s quantity will save time and money.

Moreover, a modular home needs water supply from a well. If you’re planning to have a well, inform your home builder beforehand so that proper plumbing system will be installed in the design.

Modular homes today are not just built with the ‘average’ floor plans. They are now built with a little touch of something personal to feel your home.

How Can I Be Sure That A Modular Home Is A Quality-Built Home?

Modular HomeMaking sure that your modular home is built with high quality is understandable. You need to know that your home is built and completed in high quality. But how would you know this?

Identifying Quality-Built Modular Home

Many general contractors would argue in front of you that there are several factors to build a modular home with superior quality. Among these factors are your home’s floor plans, foundation, walls and roof, and plumbing and electricity,

Modular Home Floor Plan

Generally, a modular home comes with a standard floor plan, which you could customize to your liking. When you choose a stick-built home, you can create your home just as you dreamed it would be. You can have blueprints drawn to suit your needs. If you want an elaborate loft with huge stain-glassed windows, you can design it just as you dreamed in a stick-built home.

Modular Home Foundation

A well-built home is reflected by its strong foundation. The more concrete you have under your home, the better off you are. However a full poured basement is suggestive of a superior performance modular home. Check whether your basement is poured with 6 inch slab. Make sure you have done your homework on this procedure to ensure your foundation is strong and sturdy.

Walls and Roof of Modular Home

In terms of walls and roof, modular homes are generally built with 2×6 exterior wall studs and 2×4 interior wall studs. See to it that your exterior walls are not under the 2×6 standard to avoid not having low insulation value. For your interior wall, find manufacturers who use 1/2 inch sheetrock, rather than 3/8 inch sheetrock. This will save you money in the long run on your heating and cooling costs.

When it comes to your roof, you need to remember that the thicker the roof is, the longer it will last. It is advised to have 25 year shingles for roofing, and roof truss should be 2×4 at minimum. Beware of the manufacturer who uses wood truss which is half of the minimum size. Stand on your ground when making these monitoring of your walls and roofing so you would be guaranteed that they will last longer.

Plumbing and Electricity System of Modular Home

Check if your manufacturer works with CVPC plumbing with high quality brass fitting. You should also make sure that the pipes have a shut-off valve, which is a gold star sign of quality-built homes. Check under the sink to see if you can locate this important little plumbing must-have.

As for your electrical system, you must ensure that electrical connections are installed between marriage points between modules. You must also check that the wiring used stick to the standard measurement and quality.

Stating the factors that a homeowner must look when checking for the quality of his home may not justify the query. So most importantly, you must see to it that you monitor the progress of the construction of your home, and check whether it adheres to the national, state and local building standards.

Different Landscape Design for Your Modular Home

There is a plethora of landscaping designs you can work with your landscape architect. Landscape designs are not limited to a strict and selected list of types and themes.

Types of Landscape Design

You can create your own style and theme. And most of the landscape professionals use popular landscaping and garden designs below;

Formal Landscape Design

Formal landscape design is usually the basis of all the landscaping design. The nature of this design shows lot of straight lines and geometrical shapes. Many times this style is very symmetrical. While the design is generally in order and continually balanced to maintain their formal effect, some often exhibit a balance that is reflective or influenced by the formal design style.

Mediterranean Landscape Design Style

Mediterranean Landscape Design

The Mediterranean design style is one of the most popular landscaping designs used in many parts of the world. The reason for this is that it receives tons of its atmospheres from the plants and trees used to complete it. Usually Palm trees and different Mediterranean plans are used, thus making this design the most preferred one.

“Strolling paths, shady resting spots, and lots of drought-tolerant plants that provide color, movement, and year-round interest represent the Mediterranean Style.”

Tropical Landscape Design

Tropical landscape design is often grouped with Mediterranean, and coastal design. However this design depends greatly on the geographic location of your modular home. California is one of the benefactors of this design. Generally, the plants use in tropical landscaping has much larger leaves and flowering plants with intense bright color. Often using a palm tree adds to the tropical feel of the design.

Cottage Landscape Design

Cottage design is often related to roses and other traditional plants such as cornflowers and arbors. This style is ‘whimsical’ and generally reflects an unplanned idea. You can see that this cottage garden design have the feel of thrown objects put together. There is no lawn or pathway needed for this as it usually has eyes for kitchen, vegetable and herb gardens.

Xeriscaping

Xeriscape Landscape Design

In addition to this list, let’s have Xeriscaping. This design is a water wise method of landscaping, which is similar to the Desert landscape designs.  Xeriscape looks into the areas of slope, plants, plant groups, watering methods, and soil.

The xeriscape principles are practical that they can be applied to almost all landscape design styles to help preserve natural resources as well as save money. They only require less water, fertilizer, maintenance, and pest control than traditional landscaping. And surprisingly, this design can be very beautiful.

Manufactured Homes and Modular Homes: A Comparison

Manufactured HomesSometimes terms are used interchangeably like the terms manufactured homes and modular homes. Both terminologies are used when considering a contemporary house. But you must understand that not all of them are the same.

Manufactured homes, also known as mobile homes or trailers, are built on a non-removal steel chassis. They are built in a factory and generally less expensive. They also abide to the HUD code, a Federal building code set for them, rather than building codes at their destinations.  While modular homes are also built in the factory, it differs to manufactured homes when it comes to costs, financing, style and construction and transport methods.

Modular and Manufactured Homes Cost and Financing

Manufactured homes or mobile homes are less expensive compared to modular homes because of its simpler design, and it only requires lower energy- efficient materials. According to the International Association of Certified Home Inspectors, modular homes pursue the same market trends as site-built houses, since they have comparable designs and trustworthy construction. They sometimes use more materials than the mobile homes to endure the rigors of travel.

There is no easy way to finance a manufactured home or modular home. Financing a modular home is just like the site-built home. You will start with a construction loan and will be converted to mortgage loan once the home is completed. And for the manufactured or mobile home, it can be overwhelming when you don’t own the land. In this case, you can use nearly any of the mortgage loans.

Modular and Manufactured Homes: Construction and Transport Methods

Both manufactured homes and modular homes are constructed with almost the same materials.  They just follow the different Housing Code. The construction of manufactured homes is guided by the U.S. Department of Housing and Urban Development, which sets standards on the performance of the home’s structure and systems. The transportation of manufactured homes is simple and easy. They are transported on the chassis, a kind of foundation for the home.

Building codes affects the types of materials that can be used in the construction of the modular homes.  These codes differ with the destination or location site.  Modular homes are also under the state and local codes. Once the modular homes are complete they are transported to the building site on carriers.  The carriers are then taken back to the factory once the home has been set. Then the home is placed on the foundation like the standard site-built homes.

Style and Safety of Modular and Manufactured Homes

When you’re a style-savvy homeowner you would love the modular homes. You can customize both manufactured and modular homes but the latter provides more design options. Modular homes conform to most of the site- built homes which adapts style with multiple levels and styles designed for irregular lots. Manufactured homes have the single-, double- and triple- width variations on the basic shapes only.

As for the safety, manufactured homes are generally the homes that stand up poorly to severe weather like hurricanes and tornadoes, compared to modular homes. They are often specifically debunked in deeds, by Homeowner’s Associations, and others. If you are living or will build your home in areas where extreme weather events are most likely to hit, choose modular homes.

Face Off: Manufactured Homes vs. Modular Homes

Understanding the difference between manufactured homes and modular homes could help you decipher which home suits your budget, your style and safety preference.
