Clay, sand and silt are the three types of soil. Among these three types of clay soil are not favorable for a modular home. Clay easily expands when gets wet because of its smaller particle size. Silt and sand do not easily alter by water because their particles are larger.

Effects of Poor Soil to Modular Home

Poor or lousy soil under your modular home will greatly affect your foundation. How is this so? When the soil gets wet and then dried out, it grows and shrinks, leveraging the different part of the foundation to elevate a quarter of an inch a day. Elevation in the foundation causes stress and makes the concrete slab to break.

Cracks in the basement and dry walls are part of these consequences. If there is a major crack in the structure of the home, this means it is not favorable or is unsafe for people.

The impoverished condition of the soil also leads to mold formation and bacterial issues. Mold and bacteria grow in moist places like the basement. Wet Basement, brought most probably by a malfunction in the drainage system underneath, causes the mold formation. Bacteria often accompany the molds. Molds and bacteria could precipitate respiratory problems if not killed quickly and effectively. Molds also cause the pipes to bursts or warped, leading to huge structural problem in the house.
