Usually a home builder will only give an estimate of how much money will be needed to finance the construction of a modular home. This estimate is usually at a reasonable number. But how do home builders or general contractors determine the price of a prefab home? What are their criteria in pricing a home? In the modular construction industry, modular builders usually base their construction costs on a cost per square footage. However, in the modular industry, this average price cost normally includes an easily transportable rectangular shaped one-story house. The standard modular house comes with roof and windows basic to the design,  standard sized kitchens and baths, standard floor coverings, plumbing and electrical fixtures. All other minor materials or products installed in a standard modular home such as the one story rancher are also calculated as part of the modular home price. Fees for necessary permits can also add to the cost of a modular home.  Some even include transportation within a certain area and free home set-up but in many cases, all site work is the responsibility of the new homeowner.

Factors that Affects the Modular Home Price

Typically, the modular home price is almost similar in some regions in the United States. The price ranges may just differ with standards or components it will include.  Also modular prices are different from one manufacturer to the other because of the varying construction materials and methods.

The price of a modular home per square foot is usually difficult to compare since there are a lot of floor plans and designs that a manufacturer has. The difference in dimension could often change the price ranges of modular homes in the same regions as well. Home buyers must remember that the standard price per square foot of a modular home may not include the land, foundation, installation of plumbing and electricity system. Again, each modular builder is different so it is very important to determine what is not included with each individual home builder.

Other options to customize a prefab home can also affect the modular home price. Adding of porch, deck, or garage can affect the overall modular home price. Landscaping fee is also one of the considerations in calculating the cost of a modular house. So it is again very important to remember that each modular home builder and manufacturer is different from each other.
