The Green Approach to Modular Homes Construction

Modular homes have been popular because of how they are constructed. But what does green approach to modular construction mean? Does it have a bigger impact on the performance, energy efficiency and durability of a modular home? How are the green modular homes built?

Green approach refers to the eco- friendly techniques used in building and completing a modular home. Most notably, modular homes are constructed greener than the conventional homes today. To determine the difference of green modular homes, it is better to learn key points on how they are built.

Lesser Construction Waste

Because of the green technique incorporated in the construction of modular homes, less construction waste was realized at the end. Most manufacturers buy precut lumber because they constantly use the same materials for their prefab homes. Some companies buy materials in bulk with precise cut and dimensions, lowering waste during construction. One of the secrets of modular construction is hiring trained workers, which gives high productivity at the end of the day because lesser mistakes were done.

Highly Insulated Modular Homes

Modular HomesModular home builders use insulated materials for construction, leaving a sealed, tighter and lesser energy lost compared to the construction of conventional houses. The highly insulated modular homes are result of thorough inspections by representatives from the local building authority, and skills of workers who are placed in specific and individual tasks. It is noted that superior quality construction increases the effectiveness of the heating and cooling systems in a modular home, and also increases the longevity of the of the home.

Safe and Durable Modular Homes

Green modular homes are not susceptible to mold problems like the traditional homes. This is due to the construction within an indoor, controlled environment. Also eco- friendly homes are fire resistant. Most modular homes are fire tested in the factory. Moreover, a green modular home can withstand the turmoil that can be slapped by extreme weather disturbances such as hurricanes and tornadoes.

The US Green Building Council checks and gives certifications if your home belongs to the green level. They have the Leadership in Energy and Environmental Design (LEED) which rates a home’s capability to be considered as a green home.
There are guidelines provided by the council online that will help you think about ways you can reduce the environmental impact of your modular home.

Do some research about the green approach to construction before talking to a contractor that has experience not only with modular homes, but green building as well. If you do not know of anyone in the area, you can ask someone in the town hall. They may be able to recommend someone to help finish your modular home.

A home buyer must understand that the cost of modular home construction varies from each home builder. Lots of modular home company will lay out different prices for their various home models. Some will mislead home buyers about the real overall price. That is why he must learn the different terms when asking about the price of modular construction. These terms will help him in his decision making later on.

Base Price of Modular Home Construction

On average, most modular homes have a base price of $50 per square foot, which includes the cost for manufacturing the modules of the selected floor plan. Customizations or modifications are not included in this kind of price. There is an extreme possibility that the final cost will change from a detailed quote. It varies with different floor plan options for the modular home.

Custom price is the cost for any customization or alterations or additions made to the original base floor plan. These customizations include garages, decks, porches and other separate or attached structures. The cost is also for what is done by the manufacturer in the factory. Usually, the average custom price is $60 per square foot. This may vary from one company to another as each company uses different techniques in building an energy efficient and superior performance modular home.

Delivery Price of Modular Home

When modules are delivered into the location site, home builders may charged home owners the delivery price. It is the price given after the modules are set- up and secured in the foundation of your home. Often this price includes the fastening the modules to each other and adding roofs or dormers, and on average has a starting price of $65 per square foot.

The delivery price may be higher when the road into your location site is difficult to pass through or is far from the factory. You may need to discuss with your general contractor about this concern.

History of Modular Home Construction

Modular home construction has been part of great success in America recently. However the history in how it started has also been well accounted for it has gathered a mammoth amount of interest since it marks its excellent quality.

It is said that the history of modular construction can be traced since the 1600s. Early settlers from other places brought small pieces of building materials like windows and doors in America. These small pieces became known as the Colonial- era version of modular building blocks, which are then assembled as homes and other buildings in the new country.

Modular Home ConstructionHome kits” were introduced to Americans in 1990s. They gained popularity quickly because they are cost savvy and makes a sturdy prefab home in shorter time frame. The first company to sell modular home kits was the Sears Roebuck Company. They sold half a million home kits last 1910 to 1940, but the modular homes weren’t eco- friendly at those time. Because of the Great Depression, American economy went down and did modular home kit industry.

After the World War II the demand for modular housing was pretty well. Returning soldiers and survivors wanted to have a new home so they shifted to prefab homes as they’re affordable. Most wanted to immediately transfer to their home so they opted for prefab housing. The first type of prefab home were mobile homes, which made  huge sales after the war.

Because the government wanted to ensure safety concerning modular home construction, the American government formulated and implemented building codes in 1970s. The government used a set of codes for construction, structural designs, heating, plumbing and electrical systems, as well as the fire safety and energy efficiency of prefab homes in 1976. This set of codes is known as is US Department of Housing and Urban Development building code or the HUD Code, which was updated last 1994, and added higher standards for prefab home construction.

Since then modular home construction has been the choice of many when talking about low- cost and energy efficient home. Today, most modular homes are custom- made and fits with the home buyer’s lifestyle and personal tastes.

Modular Home Mortgage: One Time Close vs. Two Time Close

Most first time home buyers find modular home mortgage confusing. It is considered as one of the difficult topic to understand when you are planning to finance the construction of a home with a loan. And as such some home buyers think that it is daunting to successfully have this type of mortgage.

To depreciate the dilemma of modular home mortgage, it is customary to decipher the basics of a modular home mortgage.

Basics of Modular Home Mortgage

Modular Home MortgageThere are two stages of modular home financing. The first stage is the construction to permanent loan or the construction perm. It is where the bank or lending institution, who approved the loan, will pay the builder and the manufacturer. Payment is made every after each stage of the construction is done properly. Once the modular home is complete the loan will be converted into mortgage, which is usually a 15 to 30 year fixed rate loan.

Now it is time to know and understand the two types of modular home construction loan.

One Time Close Loan

One Time Close Loan is the most convenient way to finance the building of a new modular home. In this type of construction loan, the loan does automatically change into the permanent loan at the end of the construction. It only has one set of closing costs and fees which will give you bigger savings. A home buyer is only required to be appraised once and his credit will be pulled once at the start of the loan process.

One Time Closing Loan is discussed and settled before the commencement of the construction, which allow the home owner and the lender to lock in the restrictions and regulations of the mortgage. This type of construction loan protects the home owner when changes in interest rates and loan terms occur.

Two Time Close Loan

The Two Time Close Loan differs from One Time Close Loan largely because it does not automatically convert the construction loan to permanent loan when the modular home is completely done. A home owner only needs a separate end loan like he is buying a new home.

Two Time Close Loan is also applied and approved prior to the initiation of the construction. Additional fees are expected in this type since you will be appraised twice. But under some bright circumstances, Two Time Close Loan may be an excellent choice since most of the government loan programs are not available for construction financing.

The basics about modular home mortgage are now given. It is now your decision to take another step further to build your dream home. We recommend that you call Legendary Homes, Inc. to start realizing your dream home.

Importance of Electrical Permit and Plumbing Permit to the Modular Home Construction

Modular home construction kicked off when building permit, electrical permit and plumbing permit as well as other permit needed to complete a home was approved by the Bureau of Building Codes of a certain state in America. These permits help in achieving a superior quality and energy efficient home. They also make the building process easier and productive.

Modular Home Construction: Electrical Permit and Plumbing Permit

Among these building permits, there is something riveting about the electrical permit and plumbing permit. They are considered to be the most essential permit when constructing a modular home. To find out why, it is due to discuss the importance of these two valuable kinds of construction permits.

Electrical Permit

Modular Home Construction: Electrical PermitElectrical permit is a legal document that allows the safe installation of electrical conductors, wiring and other materials using electricity within or on a public or private infrastructure such as the modular home; connection of electrical products from the home to the electricity supplier and installation of other electricity powered products outside the building. It also covers the evaluation of electrical products if they meet the energy efficient standards set in the building code.

When it comes to modular home construction, electrical permit regulates the process into how electricity-enabled products are installed in the factory and when the modules are glued together in the project site. It checks if the electrical materials and products comply with the standards found in the building code for modular homes. It evaluates whether the workman is licensed to install the electrical products or not.

With the approved electrical permit, there will be a lower incident of electricity-driven accidents during modular home construction. When the home is complete, it will have the proper lighting from the installed energy efficient electrical products and appliances. Post- installation problems, such as faulty electrical wiring and not functioning shutoff valve, will not be experienced by those living in their new home.

Electrical permit is accomplished by the manufacturer, dealer or the general contractor. The role of the homeowner is to check whether this is properly and legally done.

Plumbing Permit

Modular Home Construction: Plumbing PermitPlumbing is the practice, materials and fixtures used in the installation, maintenance, extension, and alteration of all piping, fixtures, plumbing appliances, and plumbing accessories connected with sanitary drainage; venting systems and public or private water supply systems, within or adjacent to any building or structure. And to see to it that it is properly done in modular home construction, a plumbing permit is issued by the plumbing inspector. A licensed plumbing contractor or a homeowner installing his own plumbing, building sewer, or private sewer are allowed to apply for the plumbing permit.

Having a plumbing permit approved before the initiation of the construction of a modular home is to make sure that the design and installation of plumbing systems, sanitary and storm drainage, sanitary facilities, water supplies, and storm water and sewage disposal performs and conforms to the codes set by state, and local building codes. Without the permit water pipes may be sub-standard and the design of your home’s plumbing system might bring substantial water leakage, which would cause damage to your home foundation. Health hazards brought by unsanitary plumbing facilities may appear when the permit is not accomplished by your manufacturer.

Electrical and plumbing permit have key roles in having an energy efficient, durable and high performance modular home. Ask your modular home builder, dealer or general contractor about the permits and they will gladly answer you.
