What Is A Modular Home?
A modular home is highly engineered. it is constructed in sections and put together by a builder on your building site. Modular homes are designed, engineered, and built in a factory controlled environment.

How are Modular Homes Constructed?
The building process begins at the design phase. Once designed, the building process begins. The process is similar to that of which you may have seen during the construction of houses in your neighborhood. The quality materials, care for detail, and the same building codes and standards are observed. As you can see, today’s modular homes are models of efficiency and quality assurance.

How Long Does The Building Process Take?
Speed and contestant quality are two of the many reasons to choose the modular building process. The time for the Factory to typically finish the building process can take anywhere from 4 to 6 weeks depending on the time of year, before it is ready. Once the manufacturing process is complete the unit must be transported to your home site and placed on the foundation, You then can move into your new home in about 4 to 8 weeks depending on how much “On Site” work is required. Final completion of the home is usually handled by a local builder or general contractor and includes the connection of utilities to the home, and a short list of finish work.

What’s The Difference Between A “Modular Home” And A “Manufactured Home”?
Manufactured homes, sometimes refereed to as mobile homes, are constructed to a different building code. This code, the Federal Construction Safety Standards Act (HUD/CODE), unlike conventional building codes, requires manufactured homes to be constructed on a non-removable steel chassis. Many new communities have restrictions on where manufactured homes can be located. Modular and site-built homes on the other hand, are constructed to the same building code required by your state, county and specific locally and therefore are not restricted by building or zoning regulations. Your new modular home is inspected at the assembly plant during each phase of construction. Evidence of this inspection is normally shown by the application of a State or inspection agency label of approval.

What Do Modular Homes Look Like?
Modular Homes look like any other home. Today’s building technology has allowed modular manufacturers to build almost any style of home from a simple ranch to a highly customized contemporarily. And, it doesn’t stop with houses. Modular producers are busy building banks, schools, office buildings, motels, and hotels. Chances are that you have been in many modular structures and probably never realized it

Is A Modular Home Better Than A Site Built Home?
The decision is clear. With a modular home you get efficiency and quality control. Efficiency begins with modern factory assembly line techniques. Your home travels to work stations, with all building trades represented. Work is never delayed by weather, subcontractors no-shows, or missing material. Quality engineering and modular construction techniques significantly increase the energy efficiency of your modular home. A quality control process provides 100% assurance that your home has been inspected for code compliance and workmanship. In-plant inspectors as well as independent inspection agencies inspect the home on behalf of your state and local government.

What makes building a modular home better than building a stick built home?
Time, Efficiency, Quality, Workmanship, Materials, Strength, Integrity, Warranties, Third Party Inspections & approvals, 10 exceptional reasons! (and I’m not finished yet!) Our homes are built with the best materials and by leading manufacturers in the industry. We offer countless options, and our homes are completed in a fraction of the time –we all know time is money so ultimately you are going to save 10 to 40 percent of the overall cost to build depending on your particular design!

Are Modular Homes Difficult To Finance Or Insure?
There is no distinction between modular and site built homes as far as appraisal or financing. Banks and lending institutions treat both types of construction the same. Likewise, there is no difference in insuring the modular property.

What do Modular Homes Cost?
When you add up all the labor, material and time savings inherent in the modular home building process, you will find that the price of a modular home is generally lower than that of a site built home of comparison size. Plus you will keep saving money year after year, as your energy efficient home keeps your heating and cooling bills low. The total cost of each home is different because of site preparation cost, options, and site constructed amenities (garages, decks, porches, ect.).  The staff of Legendary Homes will gladly put together a proposal for the home you want with your preferred options and the site work involved.

Does Legendary Homes charge for site visits?
No, site visits to your property by our builder are conducted free of charge.  We can help you decide the best location for your home, talk about your different site work options, etc. A site visit is necessary to finalize the site work proposal to ensure that we understand every aspect of the project.

Todd was a pleasure to meet with...We've been looking for quite some time to purchase a home, but this seller market has been tough, so we decided to look into modular homes. Todd was able to get us into a consultation quickly, answered all the questions we had for beginners, broke down the pricing and potential unanticipated costs, and presented us with a great deal of material to go home with and review. Eventhough we were able to get an offer accepted on a home within a couple days of meeting with Todd, we will definitely be considering a modular home with Legendary Homes for our future purchase. Thanks Todd!
